You can apply online through our website. Once your application is complete and the application fee is paid, we typically process it within 2–3 business days. We require verifiable income of at least 3 times the monthly rent, a satisfactory credit history, and a positive rental history. We review each application as a whole to make fair and consistent decisions.

Yes, there is a non‑refundable application fee that covers the cost of background and credit checks.

Participation in the Section 8 program is up to each individual property owner. If a property accepts vouchers, it will be noted in the listing description.

Rent & Payments

Rent is due on the 1st of each month. A late fee is applied if payment is not received by the grace period outlined in your lease.

We offer convenient online payments through our resident portal. You can also pay by check or money order if needed.

Yes! Through our online portal, you can set up recurring automatic payments so you never miss a due date. Please note, fees may be charged by the payment processor.
Maintenance & Repairs

Log in to your online portal and submit a maintenance service request. You can also call our office during business hours for assistance.

Emergencies include things like no heat in freezing weather, major water leaks, sewer backups, or anything that threatens safety or property damage. Call 919-489-2000 and press 1 to reach our maintenance team, including our on-call tech for urgent issues outside of business hours.
Move-In & Move-Out

Keys are available on your official move‑in date after the lease is signed and all move‑in funds are paid.

The home should be left in the same condition you received it, aside from normal wear and tear. This includes cleaning appliances, floors, and removing all personal items and trash.

Most leases require at least 30–60 days written notice. You can submit a Notice to Vacate in your online portal.

We return deposits and provide an itemized statement within the timeframe required by North Carolina law (typically 30 days), less any deductions for damages beyond normal wear and tear.

Charges may include damage repairs, excessive cleaning, or unpaid rent/fees. Normal wear and tear (like minor scuffs) is not charged.
